There is currently a net requirement for at least 222 two-bedroom properties for social rented housing purposes. Deputy Andrew Green said "we are determined to provide social rented housing that meets the needs of our customers and achieves the highest standards possible at an affordable price to the taxpayer. this scheme will make a valuable contribution to our long-term aim of realigning jersey’s social housing portfolio."
Mr Green told BBC News: "housing stress is around the money people have to pay their rent when you take all their income in, it is the proportion they spend on rent or a mortgage and what they have left."
...Deputy Andrew Green said: "if the income is right for states housing then we can go out and get a mortgage on any development providing we've got a site, and the rents that come in can pay for the maintenance over the next 25 years and the mortgage. "we can supply any homes that are required, the limiting factor of course will not then be finance but it will be the sites and i look to my colleague the planning minister to provide those sites." the plan is to build 434 new units, refurbish 578 of the current ones, and sell-off 300 others as affordable homes over the next 20 years. but the housing scrutiny panel are concerned the proposals won't meet the current demand for social housing. there are about 500 families in need of housing, 150 of which are in urgent need and are on the highest priority waiting list, classed as 'homeless'. the panel's chairman, deputy kristina moore said: "we are concerned that under the existing plan there is only a net gain of 287 new social housing units being created after some units have been sold off over the next 20 years. "we feel that's not good enough because it doesn't fulfil the need we have now, let alone the need we may have in the next 20 years." she added: "i feel very passionately that we should be going out and finding empty units of accommodation that we can offer to people under social housing conditions so that we can help fulfil the great demand that we currently have for these units."
