Mr Godfrey said: "We haven't experienced a lull and strong levels of summer activity seem set to continue into the autumn."
Russell Quirk , founder of eMoov.co.uk, the UK's leading online estate agent, said: "The latest analysis on the housing market makes for positive reading for the nation's home owners. But let's remember that the Rightmove numbers focus on asking prices only, not sales outcomes. "It's clear that the rate of increase in pricing is slowing and which indicates that sellers are becoming more realistic, especially in the capital."
Mark Littlewood, director general at the InstituteInstitute of Economic Affairs, agreed. He said: "For more than three decades the UK has been building fewer new homes per head than any major country in Europe."
